Foreclosures: call/email for up to date list and to be registered for daily new property updates. Be prepared to act quickly with pre-qualification or proof of funds.

Short Sales: banks are often willing to sell homes at incredible prices rather than take the home in a foreclosure, giving great opportunities to buyers. A short sale is defined as a sale in which the sales proceeds are insufficient to pay of the note / debt on the property.  The closing requires the approval of the lender, who must be willing to take a loss.  However, many banks are willing to do so, and homes can be purchased often at pennies on the dollar.  I have closed short sales  and can help you consider these opportunities.
